Citizens of the Czech Republic and legal entities based in the Czech Republic can buy property directly into their property in Croatia. Before entering into a future purchase or purchase contract, the buyer must have assigned OIB tax identification numbers. The registration of a new owner in the real estate cadastre takes several months.

When buying a real estate property buyer pays a real estate transfer tax (within one month of real estate transfer), he / she also pays fees for legal (notarial) services about 1% of the property purchase price plus VAT, a lawyer's services and a real estate agency commission purchase usually 2-4% plus VAT. Real estate tax is not paid in Croatia.

When buying a property from a seller who is not a VAT payer, the property transfer tax is 3% of the agreed purchase price. When buying a property from a seller who is a VAT payer, the real estate transfer tax is settled alternatively and tax exemptions for new buildings up to 2 years after the final building approval. The tax is usually paid within one month of the request to transfer the property to the appropriate authorities, following a call from the local tax office.

On the basis of the 1000 m coastline protected coastal regulation, a special regime is applied to limit new construction and stricter rules for the approval of new buildings. These limitations contribute to maintaining the typical character of the coastline and to increasing the attractiveness of first-class seafront properties.
